- Screening tenants through the National Tenancy Database
- Checking of all rental, work and personal references
- Comprehensive tenant sign up with REIWA lease documents, leading paperwork, collection of required money and key sign out process
- Owners and Tenants receive a copy of all documents
- Lodgement of Bond with Department of Mines, Industry Regulations and Safety
- Highest quality Property Condition Report (PCR) prepared and distributed to tenants with a copy forwarded to owner
- Initial six (6) week inspection, scheduling and inspection with full report provided to the Owner
- In depth routine inspections conducted every three (3) months with report emailed to Owner
- Attending to property repairs and tenant requirements, in consultation with Owner
- Collection and monitoring as rent and invoice payments
- Sending of monthly statements to Owners nominated email address
- Monthly payments directly debited to the Owners nominated bank account
- Issuing of required notices under the Tenancies Act, in case of default and attendance at court hearings if required
- Preparation of Insurance Claims, as required
- Conducting of final inspection on termination of tenancy and completing all Bond disposal requirements
- AB Realty can pay (with Owners authority) all outgoings ie: Water and Council Rates, Insurance, etc.
